The Fort Carson Regional Growth Plan examines on- and off-post supply and demand, Soldier and family demographics and housing preferences, and changing economic and market trends in order to project housing demand associated with troop increases and ongoing deployments.

The Phase II housing study analyzed numerous factors including:

  • Existing on-post housing stock
  • Affordability and location of off-post housing options (for sale and rental units)
  • Areas where appropriate housing supply (cost, location, etc.) differs from demand now and in 2015
  • Opportunities for and barriers to development and redevelopment, particularly in Fountain Valley

As part of the Phase II Growth Plan, a housing calculator has been developed. This calculator helps soldiers and their families determine what they can afford based on various factors including income, credit issues, and debt loads.

The housing analysis provides data for planners, community officials, and housing providers about affordability needs, preferred housing options (based on ability to qualify for purchase and housing preferences), and demand for housing now and in 2015. Phase III of the Growth Plan will update the housing analysis to provide information to the housing industry as deployment schedules and economic and housing conditions change.
 
A Housing Partnership Group comprised of representatives from Fort Carson and the housing and real estate sector meets regularly to help inform this analysis.

Fort Carson Housing Services Office

Fort Carson Housing Services Office (HSO) supports the Automated Housing Referral Network (AHRN) for locating housing in the surrounding Fort Carson communities as well as gathering information about other duty stations. Individuals seeking rental properties can view photos, maps, and detailed listings.

AHRN.com is an online housing website sponsored by the Department of Defense designed to improve the process of securing available housing for relocating military members and their families.

How to Register Your Rental Listing(s) Free of Charge

  • Go to www.ahrn.com.
  • Click on the Property Managers icon in the middle right and follow three easy registration steps.
  • After you have completed registration, follow the prompts to create a listing for each property you have available to rent/lease.
